Selling your property with Valencian Villas SL. is easy.
1. First of all, you need to let us know you want to sell your property, use the contact form found on the Contacts page.
2. Once we have your details we will contact you and arrange a time and date when we can come and meet you, view the property and take some photos, this is usually done in the same week.
Any advice or assistance regarding the sale or a valuation can be given during this visit, however if you have a sale price in mind, this is not a problem, just let us know.
3. We then collate all property images and details. It will take between one and two days for the property to go "live" on the website and in the shop. Once this happens the property is officially 'on the market'.
Vendor responsibilities
We ask the seller to keep us informed with any changes to the property, if the property sells or if it is sold with another agent so we can update our records.

We do not do exclusive contracts, we feel this is not good for the seller, you should be able to sell with another agent if you choose, however we are sure you will be very happy with us.
We charge 3% of the selling price, this fee is only taken on the day of completion. This fee covers the advertising costs, updating your listing, house viewings, photographs, advice on selling, contracts and all legal procedures for the completion.
When listing a property with us, we ask that if a property is already on the market with 2 or more agents, that the property selling price is the same with all agents.
Selling tips
Tip 1: Make sure your home is de-cluttered! When a prospective client walks through the door they should be seeing the home not the stuff lying about. Pack stuff away and allow buyers to view your property without clutter.
Tip 2: Get your home to smell good. Microwaving vanilla essence or brewing fresh coffee really get clients to feel good about your property. People use all there senses when buying a property and this really works!
Tip 3: Spend a little money on a fresh coat of paint. Keep the colors neutral. Try paint your home just before going on market. If you cannot afford an outside paint job hire a high pressure spray gun and clean the paintwork of any dust.
Tip 4: Make sure your garden is cleaned up and the lawn freshly cut. Keep clutter at a minimum. If you have animals that make a noise then take them for a walk when clients are viewing your property. Dogs barking and jumping are a big no no and need to be out of the picture. Make sure your pool is sparkling and leaves are raked up.
Tip 5: Open up your home for a viewing and make sure there is lots of light shining into your home. A dark house is a big turn off for many buyers. If your home smells great, looks good and has a sunny feel you are already 90% on the way of greatly improving the sale of your home.
Tip 6: When your agent or another agent is showing your house, go away and let them do the work for you. If the agent feels that he needs to ask you something then answer politely, if not, do not interfere in the agent-buyer discussion.
